The basis of a landlord policy is that you own a structure and you rent that structure to someone else. Landlord policies can be written several different ways. Even a residential dwelling may be written on a personal dwelling fire form or a commercial form. The personal form may give some automatic coverage for other structures you may have in North Carolina. The commercial form may allow for more discounts such as for credit, type of construction, year built, multiple units, etc. The type of policy may be determined by the condition of the structure. These policies can be written on a replacement cost or Actual Cash Value (replacement cost less depreciation) basis.
